CleanSpark converts 175 MW into a $6.6 billion lease

CleanSpark signed a 20-year lease for 175 MW of critical IT load with a high-investment-grade global technology company. Deliveries are expected to begin in late 2027, with approximately $6.6 billion of initial contracted revenue.

The tenant also entered exclusivity discussions covering up to 885 MW across CleanSpark's Texas portfolio. That creates substantial expansion potential beyond the first Sandersville project.

The outlook is Bullish Bias short term and Strong Bullish beyond it. The principal risk is execution: CleanSpark estimates landlord costs of $10–12 million per MW and must secure financing, equipment and timely delivery.

  • Secured non-dilutive financing and on-time milestones would reinforce the Strong Bullish view.
  • Lease termination, material delays or excessive financing costs would weaken the outlook.
